5 Things to do before selling your house

Selling your home can be a daunting tasking, especially because of the laundry list of to-dos you must manage. This being said, if you’re working with a skilled real estate agent, these tasks can be made much simpler and the process much less stressful for sellers. Nonetheless, here are some things to consider doing before selling.

  1. Find out your home value. Often times, people go places like Redfin or Zillow to get a rough estimate on the value of their home. This is a good start, but again, working with an expert agent will allow you to get extremely detailed when looking at “comps”. Comps, otherwise known as comparables, are similar properties to yours, in a close geographic proximity that have recently sold. A good agent should bring you a list of comps with highs, lows, and averages.
  2. Fix the blemishes. We all have little random things that need attention around the house. A failed light bulb, a jammed window, and knick in the wall. When listing your home for sale, it is a great idea to make a list and address all of these things before listing, as they will add to your curb appeal. Speaking curb appeal….
  3. Add to your curb appeal. This can be as simple as power washing the exterior of your house, or adding some nice edging and landscaping outside. Either way, the goal here is to make your home more visually appealing to prospective buyers. You want to make sure this is done before any professionally photography of the property is taken.
  4. Photography. Next you want to a hire a professional photographer for your home that will make all it’s best features pop. Don’t skimp out on this, as photos are the first thing that a prospective home buyer will see, and you know what they say about first impressions.
  5. Lastly, is marketing. Depending on where you are geographically, you may have to do more or less of this, but that being said, a good real estate agent will market your home well regardless. Even if you think it will be a hot commodity that will fly off the shelf, the more eye balls you can get on it the better. Tell your friends, family, and social circle about it, post flyers and make sure that the word gets out. It’s important to do this right!
